Commercial & Delivery Director | Bangkok (APAC)
A leading international interior design studio is seeking a Commercial & Delivery Director to join its APAC leadership team, based in Bangkok. This is a critical senior hire, responsible for driving commercial performance, strengthening contractual governance, and enhancing operational delivery across a diverse regional portfolio.
Acting as a key bridge between APAC and the London headquarters, this role will ensure alignment between commercial strategy and design execution, while supporting sustainable growth in a fast-paced, high-value project environment.
Role & Responsibilities
Commercial & Contract Management
- Oversee commercial performance across APAC projects, ensuring profitability and financial targets are met
- Maintain and manage the Master Fee Schedule, including forecasting and revenue tracking
- Lead contract negotiations with clients, consultants, and suppliers to mitigate risk
- Review RFPs to ensure alignment with internal fee structures and standards
- Manage third-party appointments and delivery frameworks
- Oversee invoicing, payment schedules, and cash flow in collaboration with finance
- Ensure delivery aligns with contractual scopes and documentation standards
- Partner with New Business teams on contract setup through to close-out
- Support dispute resolution, claims management, and contractual compliance
- Drive cash collection and oversee additional design services and fee agreements
Design Operations & Project Oversight
- Collaborate with design teams to align delivery with commercial objectives
- Support efficient project execution while maintaining design quality
- Ensure smooth project handovers across teams and stages
- Act as a key liaison between regional teams and global HQ
- Strategic Leadership & Growth
- Support regional business planning and market expansion initiatives
- Identify and implement process improvements across commercial and operational functions
- Build strong relationships with clients and key stakeholders across the region
Key Skills & Experience
- 8+ years’ experience in commercial, contracts, or design operations within design, architecture, or real estate
- Strong contract negotiation and risk management expertise
- Proven financial and commercial acumen
- Experience working alongside creative teams
- Excellent leadership and stakeholder management skills
- Fluency in English and Mandarin (Thai nationals required)
